1. Acceptance of these terms
By purchasing or downloading any product from SMKR Property, you agree to these terms. If you don't agree to them, please don't purchase or use the products.
2. What you're buying
SMKR Property sells digital, downloadable documents for landlords — a Pennsylvania residential lease template and a range of rental forms, checklists, notices, and bundles. Products are delivered in editable Microsoft Word format, PDF, or both. Nothing physical ships.
Products are written for Pennsylvania rentals by a working landlord, not by an attorney. See section 6.
3. Your license
You receive a non-exclusive, non-transferable, lifetime license to use the products for your own personal or internal business purposes. You may edit and customize them, and use them across as many of your own rental properties and tenants as you have.
You may not resell, redistribute, sublicense, publish, or share the files — original or modified — with any third party.
4. Payment and delivery
Payments are processed by Payhip, our third-party payment provider, which handles checkout and file delivery. Some products are also sold through Etsy, which handles its own checkout and delivery. SMKR Property does not see or store your card details.
Download access is provided immediately after payment completes.
5. Refunds — 30 days, no questions asked
The short version
If you're not satisfied with a purchase for any reason, email contact@smkrproperty.com within 30 days and you'll get a full refund. You don't need to justify the request, and having downloaded the files does not disqualify you.
Refunds are processed through Payhip and typically appear on your original payment method within 5–10 business days. Purchases made through Etsy are refunded through Etsy.
To request one, email contact@smkrproperty.com with the email address you used at checkout. A reply usually comes within a business day or two — sometimes longer, since this is run by one person who also works a full-time job.
Requests made more than 30 days after purchase are handled case by case rather than guaranteed.
Because a refund is available on request, please contact us before filing a chargeback with your bank or card issuer. A chargeback filed without contacting us first may result in loss of access to purchased files.
6. Not legal advice
The products are provided for informational purposes only. They are document templates, not legal advice.
Scot Reynoldd is a landlord, not an attorney. No lawyer has reviewed these documents. Purchasing or using them does not create an attorney-client relationship with SMKR Property or its owner.
Pennsylvania landlord-tenant law changes, and local ordinances vary by borough, township, and city. These documents cannot account for the rules in your municipality. You are strongly encouraged to have a Pennsylvania-licensed attorney review any document before you rely on it with a tenant.
7. No warranties
The products are provided "AS IS," without warranties of any kind, express or implied, including but not limited to accuracy, completeness, merchantability, fitness for a particular purpose, non-infringement, or that any document is error-free or legally sufficient for your situation.
8. Limitation of liability
To the fullest extent permitted by law, SMKR Property and its owner are not liable for any direct, indirect, incidental, consequential, or special damages arising from your use of, or inability to use, the products — including any dispute with a tenant, any adverse legal outcome, or any financial loss.
Your sole remedy for dissatisfaction is to stop using the product and request a refund under section 5.
9. Intellectual property
All content, documents, and materials sold or published by SMKR Property are its property and are protected by copyright. Copying or distributing them beyond the personal license in section 3 is not permitted.
10. Affiliate links and material connections
Disclosure
Some links on this site — particularly in blog posts — are affiliate or referral links. If you sign up for or purchase a product through one of them, SMKR Property may receive a commission or account credit at no additional cost to you.
Affiliate relationships never determine what gets recommended. Products are only recommended if they are actually used on the owner's own rental units, and each post carries its own disclosure next to the link, as required by the Federal Trade Commission's Endorsement Guides (16 CFR Part 255).
If you ever see a recommendation on this site that appears to be paid placement without a disclosure, please email contact@smkrproperty.com and it will be corrected.
11. Reviews and testimonials
SMKR Property does not publish testimonials, reviews, ratings, or customer counts that are not genuine, verified statements from real customers. If a review ever appears on this site, it is a real one and substantiation is kept on file.
12. Analytics and cookies
This site uses Google Analytics to collect anonymous usage data through cookies — pages visited, approximate location, browser type. No personally identifiable information is collected through Google Analytics. You can opt out using the Google Analytics opt-out browser add-on. See the Privacy Policy for more.
13. Governing law
These terms are governed by the laws of the Commonwealth of Pennsylvania. Any dispute will be resolved in the courts of Potter County, Pennsylvania.
14. Changes to these terms
These terms may be updated from time to time. The "Last updated" date at the top of this page reflects the most recent change. Continued use of the site or products after an update means you accept the revised terms.
