If you're not satisfied with a purchase for any reason, email contact@smkrproperty.com within 30 days and you'll get a full refund.
You don't need to explain why. Having downloaded or opened the files does not disqualify you.
That's the whole policy. The rest of this page is just the details of how it works.
Why it's written this way
These are instant downloads. A refund policy that only applies if you haven't downloaded the file would be no policy at all — everyone who buys a lease template downloads it within about a minute. A guarantee you can't actually use isn't a guarantee.
So the promise here is the plain one: if it isn't what you needed, say so within 30 days and you get your money back.

- Every digital product sold by SMKR Property — the Pennsylvania lease template, individual forms, and bundles
- Purchases made through Payhip on this site
- Purchases made through the SMKR Property Etsy shop (see below)
How to request a refund
Email contact@smkrproperty.com and include the email address you used at checkout. An order number helps but isn't required — the checkout email is enough to find your purchase.
You'll usually hear back within a business day or two. Sometimes longer: this is run by one person who also works a full-time job, so a reply may wait until the end of a shift. The 30-day window is measured from your purchase date, not from when you get a reply.
How the money comes back
Refunds on purchases made through this site are processed by Payhip, our payment provider, and typically appear on your original payment method within 5–10 business days depending on your bank.
Purchases made through Etsy are refunded through Etsy, using their process. Email either way and you'll be pointed in the right direction.
After 30 days
Requests made more than 30 days after purchase aren't covered by the guarantee, but they're not automatically refused either. Email and explain the situation — these get handled case by case.
Chargebacks
Because a refund is available on request, with no justification needed, please email before filing a chargeback with your bank or card issuer. A chargeback filed without contacting first may result in loss of access to purchased files.
If you've emailed and haven't heard back within a week, email again before escalating — messages occasionally end up in spam on both ends.
